Functional Scandinavian HDB in Sembawang
This couple got to experience a fuss-free home makeover thanks to the help of Meter Square designer Mint, who also succeeded in delivering a spacious Scandinavian-style abode that's for keeps. Read on for more about Ryan and Gilian's new home!

On their home's design
Gillian (G): We felt that our home was very small (as compared to the older HDB flats), we wanted the flat to feel more spacious than it actually is.
At our previous place, we didn't have enough storage solutions and things were often left lying around. To eliminate the visual mess, we created more storage nooks, which are great for keeping things out of sight.
I have a thing for soft colours, which is why you see pastel pinks, white and greys throughout the house. The splash of blue in the kitchen was recommended by Mint, our interior designer, and it's partially inspired by the blue kitchens that I saw in Korean dramas. [laughs]
On creating functional spaces
G: I'm all about making sure that the design is a good fit for our lifestyle needs. For example, when we saw how small the kitchen sink is, we instantly knew that we needed a bigger one that would have enough space to temporarily store food trash, but would also prevent it from getting wet. We told Mint what we wanted and she helped us to source for the right sink.
We like the open-kitchen concept, but as we cook often, we had to make sure the kitchen could be sealed off to minimise cleaning. We also picked easy-to-maintain countertops and an induction hob that could be wiped down easily.
We didn't spare the walk-in wardrobe in the bedroom either – we requested for a storage settee to hide the bags.
About finding a designer
Ryan (R): We approached Qanvast for help to find a designer and we met three out of the five recommended designers.
G: We told all the designers that we met about our concerns over the lack of space in our master bedroom, and Mint was the only one who suggested sealing one door and hacking off another, so that we could have the sleeping area and the wardrobe in two separate zones.
R: We felt that this was a very good idea since the area that we were hacking would have been dead space anyway. Plus, making this change meant that we didn't have to orientate our bed to face the neighbouring flats.
About working with Meter Square
G: Whenever we encountered any issues, Mint would resolve them very quickly. She's very prompt at executing the tasks that we approached her for help with. Overall, Mint was definitely more willing than the other interior designers to explore ideas beyond what we wanted, and that was why we felt she was a good match for us.
R: We didn’t have to make any plans to come down during the renovation either, because Mint would keep us updated with photos of the renovation's progress.

On budgeting for their home
G: Although we budgeted $30,000 for the renovation, the initial quotation from Mint was much higher. To keep to the budget, we had to remove items from our to-do list like false ceilings and a TV console in the master bedroom.
R: Don't forget to include the cost of fittings and furnishings. We ended up getting a separate quote for our vinyl flooring, and settled our lighting solutions in Malaysia. Our furniture and home decor items are mainly from Castlery and Taobao.
Their biggest splurge
G: My water filter is another splurge, but I feel that it's a worthwhile investment. I don’t like the idea of boiling water, transferring it to another flask and then keeping it in the fridge because it involves many flasks and hence, generates clutter. I like my things to be neat and this water filter from Hydroflux is perfect, because it doesn’t take up much space and can dispense hot, cold or warm water anytime we want.
Budgeting advice for homeowners
G: Be realistic about what your budget can bring you. Carefully weigh alternatives to see if additional top-ups are worth it. I've seen friends who wanted to save money on carpentry, only to end up buying loose racks and shelves for additional storage – those additions didn't do any favours for their home's new look as well as the $30,000 renovation price tag that they paid for!

The total number of new built to order (BTO) flats to be launched in Singapore in 2020 will be anywhere between 16,000 and 17,000, National Development Minister Lawrence Wong announced in mid-December 2019. The number is higher than the 15,000 flats offered for sale over the course of 2019.
The big number of new launches, as well as several additional facilitations, will make it easier for young Singaporean families to get their first flat. The government is actively working towards increasing property ownership and reduced the expenses linked to flat acquisition.
As a result, the number of first-time homeowners is expected to grow.
Once they do acquire a new flat, however, young Singaporeans will have to account for renovation and interior design work. The good news is that options do exist to enable cost-efficient apartment upgrades that will result in a sophisticated and highly personalised interior. Extensive BTO Flat Buying Opportunities Ahead!
There are several reasons why acquiring a BTO flat in 2020 will be much easier than it used to be in the past.
For a start, subsidies for a Housing and Development Board (HDB) flat will increase for many young couples that are looking forward to getting their apartment. First-time buyers will have at their disposal grants of up to 80,000 dollars to buy a new flat and up to 160,000 dollars for the acquisition of a resale flat on the open market.
The income ceiling for eligible buyers has also been increased for the first time since 2015.
Until now, there were three types of grants available – a CPF housing grant of 50,000 dollars, an additional CPF housing grant (AHG) of up to 40,000 dollars and a special CPF housing grant (SHG) of up to 40,000 dollars.
BTO flat buyers were eligible for AHG and SHG grants. Those interested in a resale apartment could benefit from the CPF housing grant and the AHG.
From now on, however, AHG and SHG grants are combined into one entity. The new enhanced CPF housing grant of up to 80,000 dollars is available to all eligible property buyers, regardless of the apartment type that they’re interested in. Restrictions on flat type and location will also no longer apply.
Some of the new BTO flats to be released in 2020 will be located in Sembawang, Toa Payoh, Tengah, Choa Chu Kang, Tampines and Pasir Ris.
Over the last five years, more than 150,000 families experienced the joy of becoming the owners to their very first flat. Many of these buyers acquired flats in non-mature estates due to the relatively discounted prices in comparison to the cost of property in other estates.
